What Every Northwest Suburbs Winter Breaks (and What to Do in Fall)

Around here the same things break every year, in roughly the same order, for the same reasons. Once you know the pattern you can get ahead of most of it — and know which parts genuinely have to wait until spring.

Frost heave: fence posts and anything set in the ground

Water in soil expands when it freezes. Under a fence post, that expanding ground lifts the post — a fraction of an inch at a time, over dozens of freeze-thaw cycles across a winter.

Come spring the ground settles, but the post doesn't return to where it was. Repeat over several winters and you get the leaning posts and out-of-square gates that show up in every yard in the northwest suburbs.

Posts set shallower than the frost line are the ones that move. Around here the frost line runs deep enough that a lot of older fencing simply wasn't set for it.

Do it in fall: reset or replace leaning posts, rehang dragging gates, and secure loose sections before wind gets at them. Once the ground is frozen, post work is genuinely on hold until thaw.

Freeze-thaw: decks and outdoor structures

Water gets into the end grain of deck boards and into every fastener hole, freezes, expands, and slightly splits the wood. Then it thaws, water gets deeper into the new split, and it happens again. A single winter can run through dozens of these cycles.

That's why deck boards go from fine to splintery over one season, and why fasteners work their way up out of the boards — the classic popped nail head you catch with a bare foot in June.

Do it in fall: replace boards that already flex or feel soft, reset popped fasteners, and seal if the surface is bare and you have a dry stretch. Sealing a deck that's already absorbing water is far more effective than sealing it in May after a winter of soaking.

What can wait: cosmetic sanding and staining are fine to leave until spring if the wood is sound.

Ice dams: roof edges and ceiling stains

Heat escaping into an attic melts snow on the roof. The meltwater runs down to the cold overhang, refreezes, and builds a ridge of ice. Water then backs up behind that ridge and finds its way under the shingles.

The result shows up inside as a stain on a top-floor ceiling, usually near an exterior wall, usually in January or February.

The roof and insulation side needs the right trade, and I'll point you to it or bring someone in. The ceiling repair afterward is mine — once the source is fixed and the cavity is dry.

Dry indoor air: cracks and sticking doors

This is the one nobody connects to winter. Heated indoor air in January is extremely dry, and wood framing gives up moisture and shrinks slightly. Come summer humidity it swells back.

That annual cycle is what opens the crack above your door every winter and closes it every summer. It's also why a door that's fine in February rubs the frame in July.

Do it any time: crack repair with tape reinforcement across the joint, rather than filling. Doors are best adjusted in the season where they're sticking, since that's when you can see the actual clearance.

Caulk: the easiest thing to stay ahead of

Exterior caulk around windows and doors goes brittle with UV and cold, then cracks. Once it's open, water gets behind trim and into the wall, where you don't see it until the trim rots.

Interior caulk around tubs and backsplashes fails from movement and moisture rather than cold, but people tend to notice it during the months they're indoors more.

Do it in fall: exterior gaps, before the freeze. It's fast work, and it prevents the kind of rot and water damage that costs many times more to put right.

A realistic fall order of operations

September through October is the window for anything in the ground: fence posts, gates, deck framing.

October into November is right for exterior caulking, weatherstripping, and trim repair — cold enough that you'll notice drafts, warm enough that materials still cure properly.

Once the ground freezes, work moves inside. That's the season for drywall, painting, closets, shelving, and mounting — and honestly a better time for interior work anyway, since nobody's trying to be outside.

What I'd not bother with

Don't chase a seasonal crack in December; it'll move again by August. Don't seal a deck in cold weather — most products need temperatures that fall stops delivering. And don't replace a leaning post in frozen ground if it can wait; you'll pay more for a harder job and get a worse result.
